Hello everyone, I am Renova.
In this issue, we would like to introduce you to a collection of useful apps for finding, planning and constructing a home for renovations in Japan. We would like to introduce a collection of useful apps for everything from finding a house to planning and constructing a house for renovation in Japan!
There are many different ones, but I would like to focus on the ones that I personally liked.
Almost free of charge!
For Property search
At home(アットホーム)
At home is now a well-known rental and property information-gathering app!
There are various platforms, but this cross-platform At home is still personally the easiest to use and an excellent app for collecting information in one go.
The good thing is that you can set detailed search criteria, so even if you think your requirements might be niche... you can still try to find them.
Google map
Google map is also no longer a popular application at the level that no one seems to be using it now.
It is also useful in checking what is available near the property you are considering.
Walking and ‘●● minutes’ from the station are usually different from the actual number of minutes to walk (this is because the majority of leaflets calculate in a straight line), so it is important to actually use the Gopogle map to determine how many minutes it takes to walk from the station and whether there are other transport options such as local buses.
Furthermore, another use of Google maps, such as Google street map, can be seen as a great help during the property survey phase.
Even if you can't walk right over, it's easy to get an idea of what it's like to actually live there and what the exterior looks like by taking a walk on the Google street map!
Nifty Real Estate - Real Estate Search
Nifty Real Estate sometimes has properties that cannot be fully explored on At home.
Please try to use them in conjunction with each other to find a property.
Mortgage calculation simulator Loan memo (住宅ローン計算シミュレーター ローンメモ)
This is a very useful mortgage simulation!
It is possible to save and compare up to five simulations at the same time based on the interest rates and repayment methods of various common banks and other financial institutions.
You can enter your own figures and I personally made great use of this at the stage where I was looking at loan estimates.
For Ideas and design
This application is useful for renovations and home design.
Some can be completed on the web without having to put in an app.
I knew this would be the one.
This is a great place to use when you want to consider decorating and furnishing your home as it appears on stylish international Instagrams!
Save different images and design them according to your own image.
Above all, I feel excited and motivated when I am looking for different things like this, because I think it's wonderful.
Home by me
I often use Home by me, but if you have already created one, check again that there were no deviations from the actual width or errors in recognition.
If the floor plan is based on a floor plan given to you by a contractor, it may be incorrect or out of date, so it is important to check that you are aware of what you have created, to avoid having to redo the renovation in the future.
It is a good way to simulate the rough structure, floor plan, exterior and interior.
In addition, the appearance, daylight and darkness at night can also be represented, so a good simulation can be done here!
It is not available in Japanese here, so don't worry. But I personally think it's the most useful app if you don't have problems with English.
Scanuniverse
It is recommended to use the house after the house contract has been signed, during a private viewing!
A separate article on what to prepare for and do during the preview is also available if required!
Please note that the application is in English.
Sun Surveyor (サン・サーベイヤー)
This application is designed to tell you the hours of daylight and the location of daylight according to the location of the land and the direction in which you are looking at the property.
They are also used by real estate agents!
Sketch up
If you can use it, you can use CAD to design, but I tried to use Rhino and others, but it still takes forever to learn and do it in one hand....
If you only plan to do one house at the moment, you can do it through free apps/software such as Sketchup.
Having an overall blueprint makes it easier to consult with construction companies and timber dealers.
Sketch up is most effective when used at the stage when you start to consider the interior in detail.
Procreate
Useful for taking photographs, etc., and writing dimensions, etc., or when you want to express yourself by writing down a concrete plan!
But, of course, you can also call it from iOS Notepad or the camera's photo app.
I personally find Procreate more convenient when I want to make quick notes.
Procreate is not free, but it is bought-in, so it's good for your wallet and you don't have to worry about having to cut subs.
For knowledge
The app is designed to increase knowledge and broaden the scope of renovations.
My electrical engineering certificate 2. (俺の電工2種)
Qualifying as a Class 2 electrician in Japan will enable you to install electricity in various bathrooms, install distribution boards, pull wires from poles to your home... and so on!
Moge-cyheck (モゲチェック)
I think Mogecheck is a very well-known mortgage review app that you can see on teams and so on, but I would still recommend it.
It is a subtle way of saying that you could get a discount via this app, but I still think it is a strong point of this site that you can visually compare the services, fees and interest rates of various banks and financial institutions in one shot.
There are also campaigns in some places, so in some cases it's a good time to just use them.
Glossary of house-building terms (宅建用語集)
The app, called Home Building Glossary, is, as the name suggests, a collection of glossaries for qualifying as a house builder.
It is still recommended to look at these glossaries in your spare time, as you will often stumble in various areas if you do not have a grasp of some of the technical terms.
Other
Kurashi no Market (くらしのマーケット)
Freelancers can be entrusted with difficult tasks on their own, such as installing air-conditioning and electricity!
I have not used it personally yet, but I find it useful as a service.
